The Minimalist Condo and the Fort Greene Duplex

Our real estate columnist takes a look at two pricey abodes with very different aesthetics.

This week in GreeneListed we look at a new luxury condo in a desirable corner of Clinton Hill and a spacious, older duplex on the border of Fort Greene.

545 Washington Avenue between Fulton Street and Atlantic Avenue, various units

A new building is irresistible for some buyers: No one elses' memories were made in your apartment - there's a feeling it was built specially for you. I've heard some say that living in a new building can even improve allergies (there are less dust bunnies).

But buyers at the Isabella will enjoy more than their clear sinuses. The smart, minimalist layouts, quality construction and ideal location are the selling points here. The building is only about a block to the C train at Clinton-Washington and a short walk to the heart of Clinton Hill, Fort Greene and Prospect Heights.

The development has a rooftop deck and washer and dryer hookups, which are all standard to new developments in Brooklyn. Other perks like a medium-sized workout room and dual-showerhead master baths distinguish this development.

  • Very smart layouts that maximize space with large walk-in closets.
  • Gorgeous kitchens and bathrooms.

Cons:

  • Plain building façade.
  • No indoor resident's lounge.
  • The part-time doorman drives up monthly charges.

244 Vanderbilt Avenue between Willoughby and DeKalb avenues, 1F

Some apartments are built to entertain. This charming duplex would be well suited for two roommates and their frequent guest. The first floor is anchored by a large, square-shaped living room with high ceilings.

The sixe of the place is about 1,300 square feet — and the layout feels it. Nothing about this apartment feels miniature or like a horrible NYC apartment. Rather, the space has a good house (homey) feel that many living spaces in the city lack.

There are some peculiar elements though. Strangely, the spiral staircase leading up to the bath and bedrooms is carpeted. Also, the bathroom is a strange hue of blue (turquoise? ocean?) It's not bad, just odd.

Renters here will enjoy their proximity to restaurants and services on DeKalb Avenue. The area is well served by a variety of transit, even if there isn’t a subway right out the door: The b38 and b69 buses are less than a block away; the Clinton-Washington G train is a .2 mile walk; the B-D-N-Q-R subways at DeKalb Avenue are a .7 mile walk; the C at Clinton-Washington is .5 miles.

Pros:

  • Spacious living room, kitchen and bathroom, high ceilings, great space for entertaining.
  • This unit is just off the busy stretch of DeKalb Avenue with restaurants and a lively scene, especially during warm weather.

 Cons:

  • The bathroom is on the upper level away from the common space.
  • One bedroom is a bit smaller than the other.

$2,800 / month rent + broker fee
