Top Floors with Low Prices in Clinton Hill

Our real estate columnist looks at two new buildings on the market with "entry-level" price tags.

Most new condos offer their similar units on higher floors for thousands more. But two new condos on the market in southeastern Clinton Hill present the opportunity to walk up and pay less.

After some time of touring new developments in Brooklyn, they all start to seem the same.

The features that were once considered luxury: Granite countertops, in-unit washer and dryer, landscaped backyards and furnished rooftop decks are now standard.

Lineage Condos on Greene Avenue offers all the standard features and holds off on a few. The building interiors are designed like a modern walk-up; no doorman or elevator here. The intention is that the condos feel like brownstones with open designs.

Toni Martin, the broker for this property, called it the "un-condo."

Well, it is a condo, but she chose the name 'Lineage' for the property because it's meant to blend in with the brownstones across the street, not overpower them. (Unlike like the 12-story, 57-unit apartment building going up just next door at 339 Greene Avenue.)

Most of the floorplans feature extra alcoves or recessions in the layouts that would lend easily to creating a home office setup. Each unit has at least two outdoor spaces and the community will share a roof deck.

Pros:

  • The units feel airy and will all look out unto green yards.
  • The top levels are duplex units, have 4-private outdoor spaces and are priced less than the garden-level duplexes.

Cons:

  • Construction is ongoing at the mirrored phase two of this project just behind the building.
  • Buyers will want to replace some of the interior stairs in the top-floor units as they are too steep.

Prices range $399,000-$610,000 w/15-year abated propety taxes.

27 Quincy Street between Downing Street and Classon Avenue, Various Units

Since many new Brooklyn condos are inspired by one another — to put it delicately — they mostly compete on price, square footage, layouts, outdoor space and location.

27 Quincy Street back on the market after many of the units didn't sell last year, and this time the broker is selling some of the properties for much lower. For instance, the ground-floor studio is offered at $249,000 — down from $365,000.

The standout units are the top-level duplexes that have dramatic 2-level windows and open, high-ceilings.

But it's not hard to see why some of these apartements didn't sell. The building shares a mismatched block with low-rise industrial buildings, other new condos and some nondescript apartments. Perhaps worst of all, there are no views to be had from 27 Qunicy Street.

What buyers will enjoy are entry-level pricing for the neighborhood and, of course, the minimal design and standard luxry features of a new condo.

Pros:

  • The gritty block will charm some buyers (that's a "glass if half-full" perspective).
  • The Clinton-Washington stop on the C train is about .4 miles away

Cons:

  • The bedrooms feel small for new construction
  • The building is sandwiched between two ugly industrial buildings.
