The Kingsview Fixer-Upper and the Toren Tower
This week our real estate columnist looks at a super-luxury penthouse with futuristic features and a co-op bargain that needs a little TLC.
Both of this week's properties are in desirable locations, but they couldn't be more different from each other. Greenelisted got a sneak peak at both.
130 Saint Edwards Street #11B at Willoughby Street
Tonya Canady markets the co-op at 130 Saint Edwards as a fixer-upper — but maybe it just needs a makeover?

The space is totally functional, but the appliances, finishes and wallpapers are outdated. A new owner could think of this unit as a blank canvas, or they could use it as is and truly pick up a bargain.
This well-maintained co-op is in the Kingsview gated community of six towers with 296 total apartments just across the street from Fort Greene Park and near shopping on Myrtle Avenue.

The two-bedroom unit has about 1,000 square feet total and feels spacious. The large L-shaped living room is adjacent to the separate kitchen and looks onto other towers in the complex.
It's likely that the new owner will want to replace the retro appliances, though it's not absolutely necessary.
Co-op maintenance fees include all utilities and security guards that watche the complex.
$339,000 with $809 maintenance charge
Pros:Â
- Great size per square foot in an established community.
- Lovely access to Fort Greene Park.
Cons:Â
- The exteriors of the buildings look drab and utilitarian.
- A new owner may have to undergo a vast renovation

150 Myrtle Avenue #3201 at Flatbush Avenue ExtentionÂ
The Toren is marketed as a "Sculpture in the sky." Indeed, the distinctive tower can't be missed. Its position on Flatbush Avenue Extention — even though it's front door is on Mytrtle — makes it one of most prominent structures greeting drivers coming into Brooklyn via the Manhattan Bridge.Â
Truly, looking out from one of the penthouse unit's on the 32nd floor, the borough seems small. The 1,967-square-foot duplex has three large bedrooms and a two-story living room.
Erected during the height of the real estate boom, some of the building amenities surpass what passes for 'luxury' in this borough. In fact, they seem like perks fit for the Jetson's.
The building actually produces some of its own energy with its own cogeneration plant that could even provide power in case of a blackout, according to Sales Manager Vanessa Connelly.
Air ventilation systems pipe fresh air throughout the building's 36 stories of apartments, reflective roofing elements reduce the need to cool the building with air conditioning and common areas of the buildings dim their lights using motion sensors when people aren't around.
According to on-site sales staff, the building is on-track to attain LEED Gold certification.Â
The unit's aesthetic matches the building's minimal chic design. The floor-to-ceiling windows create an especially dramatic effect in the two-story living room, which looks down on Brooklyn and the Williamsburg bridge.
This unit has almost 2,000 square feet but some elements of the layout seem less than ideal. For instance, there is a long alcove nook in one of the upstairs bedrooms that is too narrow for any practical use.
$1,465,000 with $1,850 common charge
Pros:Â
- This building is all about the amenities, including a 24-hour gym, a library and a pool.
- A tax abatement lasts about 24 more years, making this unit's monthly taxes $60.76
Cons:Â
- Over 40 percent of the units still aren't occupied.
- No private outdoor space, though there are common terraces.
