The Co-Op For Sale and the Stylish Studio for Rent

It's not everyday that a two bedroom in the Clinton HIll Co-Ops is on the market, or a decent studio going for $1,600 a month.

It's not everyday that a two-bedroom is available in the neighborhood's namesake co-op complex. Nor is it common to find a clean, renovated studio apartment renting for $1,595 in Clinton Hill. This week, GreeneListed takes a look at both.

Their functionally bleak facades are reminiscent of Stuyvesant Town in Manhattan or the Lafayette Gardens housing projects in eastern Clinton Hill. They were built during World War II for a utilitarian purpose: to house workers from the Brooklyn Navy Yard.

Today the community is a well-maintained co-op offering a minimal amount of service.

Jeffrey Zoldan, the broker for this property, estimates that the towers house about 80 percent studios and one bedrooms, with the remainder being "rarely available" two bedrooms.

Both the living room and the kitchen are engaging "L" shapes that give the living room a large dining alcove, and the kitchen plenty of working space.

Since the co-ops are much taller than the rest of the neighborhood, most units take in lots of light — and this unit is no expception. Also, every room except for the bathroom has a window.

Pros:

  • Large bedrooms and great layout makes the unit feel spacious.
  • Abundant closets and built-in storage.

Cons:

  • New owners will want to renovate the bathroom and add new floors.
  • Maintenance is a bit high.

Studio renters with a budget of $1,600 in Clinton Hill are in a precarious place — they can afford more than the most basic studios that rent for around $1,200, but they are priced out of luxury units in new buildings like DKLB Brooklyn or the Brooklyner, where studios start at $2,000.

In this context, the studio for rent at 266 Washington Avenue makes sense.

It's small, but it doesn't feel cramped or claustrophobic. The high ceilings, bright windows and separate kitchen make it feel livable.

The apartment is totally renovated with a new kitchen, bathroom and hardwood floors. The stately elevator building has a grand, gothic lobby.

And on a clear day, Midtown Manhattan is visible from the sixth-floor apartment's window.

Pros:

  • Separate kitchen with dishwasher and new stainless steel appliances.
  • Nice views from this sixth floor apartment.

Cons:

  • Many renters will want more space for their money.
  • The unit may be about $100 overpriced.
